Texas Real Estate License Summary

There are three primary steps for obtaining and holding a Texas real estate license:

  1. Satisfy the Texas real estate pre-licensing education requirements (5 courses with a total of 180 credit hours)
  2. Complete the Texas Real Estate Commission (TREC) license application and pass the Texas real estate licensing exam.
  3. Within the first two years of obtaining your real estate license, satisfy the Texas post-licensing SAE education requirement of 90 Core / SAE credit hours.
Texas Pre-Licensing Education

To obtain a Texas Salesperson's license, TREC requires a particular course of study of 180 credit hours over 5 courses.

The following courses are required before applying for a Texas real estate license:

  1. Principles of Real Estate (60 credit hours)
  2. Law of Agency (30 credit hours)
  3. Law of Contracts (30 credit hours)
  4. Real Estate Finance (30 credit hours)
  5. Promulgated Contract Forms (30 credit hours)
Course Approvals

All Texas online courses must follow a new outline mandated by TREC. All VanEd Pre-Licensing courses meet current TREC standard (learn more).

Allowance for other Education or Experience

All courses listed above must be taken from an education provider approved by TREC (click for TREC approved providers). Related or substitute courses are not allowed.

As a general rule, TREC will not accept prior experience in real estate or related business, or a real estate license in another state, as credit towards a Texas real estate license.
